Villa Rosen
Villa Rosen was the former guest house of the property. It has been fully renovated and upgraded very recently.
3 bedrooms/suites, 4 en-suite bathrooms
In 2017 the villa was renovated with great effort and great attention to detail. The house features 4 bedrooms, each with its own en-suite marble bathroom and can accommodate up to 9 guests.
In addition to the approximately 300m² of living space, you can also use the 200m² terrace, the 3000m² garden adjacent to the house and, if desired, the sauna, which is located in a 150-year-old wooden cabin right next to the villa.
Equipment and Amenities
Two of the guest rooms have a glazed veranda where you will hear the gentle murmour of the Traun river.
A state-of-the-art kitchen, a dining room for 8 guests, a living room with a fireplace (provided only as decoration), and a study/lounge leave nothing to be desired for a luxurious holiday.

The Red Room
The Red Room, or the “Japanese Room”, is located on the 1st floor of the house, facing south-west and with a wonderful view of the Dachstein.
Bedroom 28 m², bathroom 14 m², glazed veranda 11 m², king size bed, bathroom with shower - bathtub - toilet - infrared sauna, cable TV, WIFI, safe, sofa, and writing desk.
The Golden Room
The Golden Room, or the “Venetian Room”, is located on the 1st floor of the house with a north-east orientation and a wonderful view of the Loser, the Villa Liechtenstein and our "forest garden".
Bedroom 26 m², bathroom 10 m², king size bed, bathroom with shower - bathtub - toilet - infrared sauna, cable TV, WIFI, safe, and writing desk.
The Green Room Suite
The Green Room Suite, or the “Flower Suite”, is located on the 2nd floor of the house, facing south-west and with a view of the Dachstein and the Zinken mountains. This room also offers a second small bedroom/Study with a separate entrance.
Main Bedroom 26 m², bathroom 12 m², glazed veranda 11m², king size bed, bathroom with shower - bathtub - bidet - toilet - infrared system, cable TV, WIFI, safe, sofa. Small bedroom/study 12m² with pull-out sofa bed and a small writing desk.
The Blue Room
The Blue Room, or the “Viennese Room”, is located on the 2nd floor of the house with a north-east orientation and a fantastic view of Villa Liechtenstein, the Loser mountain and the Trisselwand mountain.

Sauna
Private modern sauna in our 200-year-old wooden cabin with a shower and toilet. The cabin also features a gym and relaxation room. The gym is equipped with a multifunctional exercise machine, adjustable dumbells and exercise mats. The use of the cabin for sauna or exercise is free of charge, but please arrange availability with the local house manager.
Kitchen
Fully equipped kitchen with Miele appliances and steamer, water kettle, coffee machine and much more.
Coffee machines
No matter whether you prefer Nespresso or French Press. You will find both in our modern kitchen.
Study - Workplace
You have your own separate room for reading or working, adjacent to the living room.
Towels
High-quality towels await you in the bathrooms and the sauna. Bathrobes are available upon request and are free of charge.
TV
Each of the rooms has a flat-screen TV with cable and internet connection.
Washer and Dryer
If you stay longer than a week the local house manager can give you access to a washer/dryer. Please inquire.

An iron and ironing board are available upon request.
Garden Lounge – Multimedia Room
Large lounge with woodburning stove and access to the terrace. Doubles up as lounge, workspace (for seminars and retreats) and cinema room.

The Garden Lounge can be set up for professional seminars, retreats and similar meetings upon special request.

The villa has wall cooling. No cold air flow for a more gentle experience.

Personal Check-in
When you arrive, you will be greeted by our friendly staff and the building and all the house technology will be explained to you.

If you wish, you can receive an interim cleaning during your stay - for a fee.

Each bathroom (in the shower) is equipped with a modern infrared system for muscle relaxation and overall health.
Yoga and Massage
If desired, we can organize yoga lessons or massages directly in the villa with our external partners.
